Riyadh market data
Sources & Methodology
This page republishes official statistics. NOA does not compute, re-base or adjust GASTAT’s index, and the index is not endorsed by any government body as an NOA product.
- Data provider
- General Authority for Statistics (GASTAT). GASTAT builds the index from real estate transaction records in cooperation with the Real Estate General Authority, the Ministry of Justice and the Saudi Central Bank.
- Collection
- Registered real estate transactions from all 13 administrative regions. GASTAT uses a geospatial AI model to classify transactions, link them to other sources and check property types against satellite imagery.
- Coverage
- The general and regional indices cover residential, commercial and agricultural property. The commercial sector covers commercial land, commercial buildings, and showrooms and shops, and is published for Saudi Arabia as a whole.
- Frequency and base
- Quarterly, released about 20 days after quarter end. Base year 2023 = 100 under the methodology published from Q3 2024. Earlier history shown here is on the same 2023 base.
- Calculation
- A price index measuring relative change in prices by sector, property type and region, weighted by sector (residential 72.7%, commercial 25.4%). Full detail is in GASTAT’s methodology and quality report.
- Outliers and duplicates
- Handled by GASTAT within its methodology. NOA applies no further filtering to the index.
- District data
- Shown only from records NOA has verified and published. Each figure states whether it is a registered or asking value, sale or rent, and its property type. Property types are never averaged together.
- Confidence rule
- Per district, property type and period: High 30+ registered transactions; Moderate 15–29; Limited 5–14 (shown with a small-sample warning); Insufficient under 5 (value withheld). Unverified records are never shown.
- Activity labels
- Replaces the earlier Prime/Strong/Active/Stable/Emerging tiers, which had no documented method. Labels are now computed from published data within the current view: Prime — price at least 1.5× the view median and transactions in the top third; Strong — price at least 1.15× median and transactions at or above median; Active — transactions in the top third; Emerging — price below 0.85× median and YoY of +5% or more; Stable — YoY within ±5%. They describe pricing and activity, not returns.
- Missing data
- Quarters without a published level are left blank, not interpolated. Indicators without verified data are not shown.
- Limitations
- The REPI measures price change, not SAR prices. Regional indices mix property types, so the Riyadh Region index is not a commercial index. Rental data, yields and listing counts are not published here because no verified source is held.
